A Flexbays unit is a commercial bay you run a business out of — 1,000 to 5,000+ sq ft with a 12 by 14 ft drive-in overhead door, a separate man door, its own 125A or 200A panel, a heat pump and a private washroom. It is not office space and not a retail storefront. If your business needs to get a vehicle, equipment or stock through the door, this is the kind of commercial space you are looking for.
Is this the same as the commercial space listed downtown?
No, and the difference matters. Most commercial space advertised in Sydney is office or retail on Charlotte Street, Prince Street or Kings Road — front-of-house square footage with a display window and a customer entrance. Flexbays is the working kind: drive-in access, height, power and a concrete floor, at 300 Stable Drive minutes from downtown. If you need walk-in foot traffic, lease downtown. Can I run a customer-facing business from a commercial bay?
Yes, within reason. Plenty of tenants take appointments, receive clients and run a counter out of a bay — detailers, upfitters, repair shops, trades with a showroom corner. You can frame in a reception area or private office as part of your fit-out. What a bay is not suited to is walk-by retail that depends on street traffic.
How does the cost compare to commercial space downtown?

What are the lease terms on a commercial unit?
Units are leased on a one-year term, renewable at the end of it, and longer terms can be arranged for tenants who want to lock in a rate. There is no five-to-ten-year commitment like a big-box industrial lease, and no agent commission.
What size commercial unit do I need?
As a rough guide: a single bay of about 1,000 sq ft suits a trade or mobile business moving out of a home garage or a rented storage unit. Around 2,000 sq ft fits racking on one side and a work or vehicle bay on the other. 3,000 sq ft and up suits distribution, fulfillment and light manufacturing. Because the building is clear-span, adjacent bays combine into one open floor.
